Eaves and Soffits: Sealing Your Home’s Hidden Ember Entry Points

One of the most overlooked vulnerabilities on older San Diego homes. Sealing gaps is a same-day fix.

Open-eave construction lets embers reach rafter tails and roof sheathing from below — bypassing a Class A roof entirely. The 2026 SDC WUI Code specifies compliant approaches for both enclosed and open eaves. Most fixes start the same day.

Same-day and next-day appointments available.

Why It Matters

Embers Under the Eave Can Defeat a Class A Roof

Embers that lodge under open eaves can ignite rafter tails and roof sheathing from below — completely bypassing the Class A roof above. This is one of the most common ignition paths on older San Diego homes, and one of the most correctable.

The 2026 SDC WUI Code §504.3 and §504.3.1 specify compliant approaches for protecting both enclosed and open eaves: noncombustible materials, 2″ tongue-and-groove lumber, or 1-hour fire-resistance-rated assemblies.

  • Open-eave construction is extremely common on pre-1980 San Diego homes
  • Embers lodge in rafter tail gaps and ignite sheathing below the roof deck
  • Sealing gaps wider than 1/16″ is a same-day fix with significant impact
  • Enclosed eaves are a CDI Safer from Wildfires recognized insurance discount measure

“A Class A roof won’t save you if the eaves are open.”Embers enter from below. Closing that path is one of the highest-impact, lowest-cost fixes on older homes.

What the Work Looks Like

Quick Wins, Smart Retrofits, and Full Upgrades

Quick Wins Same-day work

Gap Sealing and Debris Clearing

Same-day debris and gap-sealing work that closes the most accessible ember entry points.

  • Caulking and plugging gaps greater than 1/16″ around rafter tails and blocking
  • Removing vegetation and combustibles directly below eaves (within 5 feet)
  • Inspecting and clearing debris from open eaves and inside soffit cavities
Smart Retrofits Small projects, days

Eave Hardening and Enclosure

Targeted hardening of the eave assembly itself, code-compliant under §504.3 / §504.3.1.

  • Enclosing open eaves with noncombustible soffit material (aluminum, steel, fiber cement)
  • Enclosing open eaves with 2″ tongue-and-groove lumber (second compliant option under §504.3.1)
  • Adding ember baffles to vents in eaves and cornices
  • Replacing combustible fascia with ignition-resistant material per §504.3
  • Sealing penetrations from light fixtures, cameras, and wiring at the soffit
Full Upgrades Full replacement projects

Full Eave Reconstruction

Full eave reconstruction, typically combined with roof or siding work.

  • Full soffit eave construction with horizontal closure (enclosed boxed soffit)
  • Full enclosed eave construction with angled closure following the rafter line
  • Coordinated eave, vent, and roof-edge replacement during a re-roof

Same-Day Assessment and Mitigation Available.

If a Property Fire Risk Walk identifies open-eave issues, CWD can often begin gap sealing and debris clearing the same day — with soffit enclosure projects scheduled quickly after.

Code and Standards

What the Rules Actually Say

  • 2026 SDC WUI Code §504.3 — Protection of enclosed eaves (three compliant assemblies)
  • 2026 SDC WUI Code §504.3.1 — Protection of open eaves (four compliant assemblies)
  • 2025 CWUIC, Title 24 Part 7 — Formerly known as CBC Chapter 7A
  • ASTM E119 / UL 263 — Standard test methods for fire-resistance ratings
  • 2025 CBC §2303.2 — Fire-retardant-treated wood requirements for fascia
  • CDI Safer from Wildfires — Enclosed eaves are a recognized insurance discount measure

“Four compliant options for open eaves.”The code gives homeowners real flexibility. CWD helps you choose the right assembly for your specific eave construction.
